Terms of Service
Core Advantage
Foundation– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns.
Exterior Inspection– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns.
Attic Inspection– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns.
HVAC Filter– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. An RR representative will replace the filter during their scheduled quarterly maintenance. The additional months between visits the homeowner will be responsible for replacing the filters themselves, 2 filters will be left for the additional months onsite.
*Comfort and Complete tier will have upgraded filters and it will not be necessary for the homeowner to change the filters on their own.
** 2-unit max per location, if additional units are required for servicing there will be an upcharge for the filters.
Crawlspace/Basement Inspection– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns.
Plumbing Inspection– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. RR representative will also turn on and off all fixture shutoffs and inspect under the sinks for potential plumbing repairs.
Inspect fire extinguishers and smoke detectors– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Batteries will be provided for the detectors and if the fire extinguisher becomes inoperable one will be provided to the homeowner of like kind.
Run water and flush toilets-will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. All water outlets will be tested for proper functionality.
Test garage door-will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Ensuring the auto return safety feature is in proper working function.
Test Electricity– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. All accessible outlets not used will be tested for correct continuity and switches will be tested for proper functionality.
Check/Clean screens on faucets– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. If repair parts are needed the homeowner will be notified and additional parts will be billed out to the homeowner and replaced during our current or next scheduled visit from when the parts were discovered to be damaged.
Roof Inspection– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Taring exposed nail hole or minimum boot repairs will be conducted. Anything beyond minimum taring will be additional services.
Clean Gutters– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. To be cleaned 2 times per year. If gutters and/or downspouts are not properly secured an RR representative will notify the homeowner. Cleaning cannot be performed until the gutters and/or downspouts are secured to avoid additional damage to the home during servicing.

Fan Inspection and season rotation – will provide photos and/or video of the area and will notify the “homeowner” of any repairs or concerns. Make sure the fan is in proper working order, blades are tight and balanced, and the blades are spinning in the right direction.
Comfort Advantage
Filters upgrade– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Merv 12 rating, healthy living ultra-allergen 3-month.
Clean stove/dryer ducts– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Check that all appliance flues are clear of debris and remove debris if found.
Clean storm windows– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Clean and install or remove storm windows during the proper season requirements.
*Remove during the fall/winter months and install during the spring/summer months.
Service P-Trap(s)– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Remove and reset the p-traps and clear debris found to allow proper draining.
Clean Wasp nests/ Termite inspection– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Homeowners will be notified of any potential signs of termites or infestations. Additional services can be provided at a cost if the homeowner wishes that RR remedy the issue.
Oil Doors and locks– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Will oil doors and locks. If replacement is needed or desired it will be an additional service fee charge.
Garbage disposal– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Will use proper cleaning solutions based on brand and maintenance according to appliance warranty information. Reset and clearing debris is included. Replacement of garbage disposal will be an additional service fee.
Tighten knobs/handles– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Tightening door loose doorknobs and adjusting striker plates will be included in this service.
Check hot water heater TPR– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Making sure the temperature pressure relief valve is functioning and draining properly. Replacement will be provided once a year per contract, per location if required. If improper draining it can be fixed at an additional fee.
Weather stripping on exterior doors– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Weather stripping is included and labor to replace 1 time per annual per door. Any additional replacements will be at the homeowner’s expense.
Seals on faucets– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Seals are included and labor to replace 1 time per annual, per fixture if required. Any additional replacements will be at the homeowner’s expense.
Inspect sump pump– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Testing to make sure the pump is in proper working condition.
Activate/ De-activate spigots– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. During the fall inspection period the outside spigots will be capped and shut off, if shutoff is available. RR can install individual shutoffs for a service fee.
Check locks on windows and deadbolts on doors– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Checking all access points to make sure all locks are functional.

Complete Advantage
Filters upgrade- will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Merv 14, Ultrafine Particle Reduction 3-month, heap.
Inspection/Replace screens– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. 1 screen replacement per annual contract, per window location.
Clean Fireplace– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Cleaning the inside of the fireplace, removing ashes and debris in the immediate vicinity, cleaning the glass screen as well.
Plumbing Leaks– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Will fix minimal plumbing leaks discovered in the home. Replacing non-functioning fixture shutoffs. Any plumbing fixed will be visible and easily accessible. Once it enters the wall or requires additional items to be removed to access the leak, i.e. cabinets, flooring, base board, drywall, ductwork, electrical; it will become an additional service fee.
Dishwasher maintenance– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Cleaning filters and running a cleaning cycle during every quarterly scheduled visit.
*Homeowner’s responsibility to ensure the dishwasher is empty prior to the visit for the service to be rendered.
Refrigerator filters– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Filters will be replaced as indicated by the refrigerator or according to the manufacturer’s recommendations.
*Minimum of every 6 months.
Caulking around tub/shower as needed– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Removal and recaulking once per annual contract per location.
Water softener– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Will add salt, provided by the homeowner, per manufacturer’s recommendations. Will check to make sure it is in proper working condition.
Service A/C– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Certified HVAC technician will service the HVAC unit every 6 months.
*City of Lebanon residents qualify for a rebate with this service.
Dehumidifier– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Will make sure it is cleaned, drained, and filtering properly every quarterly visit. Humidity will be checked to see if the area may need additional dehumidifiers or to ensure that it isn’t over dehumidifying with instrumentation.
Check grout in tile areas– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Will check to make sure that the grout is intact and not allowing mold or mildew buildup. If the area needs to be caulked, we will match the grout as close as possible. Regrouting the area may be recommended but will require an additional service fee.
Service Hot water heater if needed– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. If the hot water heater needs to be drained, cleaned of lime or calcium deposits and/or elements replaced we will do this 1 time annually per hot water heater.
*2 or more units will be at an additional cost of parts only.
Remove window A/C unit– will provide photos and/or videos of the area and will notify the “homeowner” of any repairs or concerns. Will remove window unit, store in a predetermined location, and reinstall in the spring/summer service timeframe. Will ensure that it is working properly and sealed to reduce energy loss. Filter will be cleaned during the months that the unit is operating.
Light Bulbs– will replace burnt-out bulbs with LED comparable bulbs. Homeowners will have the choice of daylight, soft white, or bright white bulbs. 1 Bulb per location per annual contract, ie ceiling fan with 3 light bulbs would count as three locations, a vanity light with 5 bulbs would count as five locations. Puck lights, LED can light, fluorescent bulbs for garages/shops will all be excluded from this plan but will follow under the additional labor hours for time and material services.

Add-ons:
Pool inspection and winterizing– $1300 or $110/mo.
- 1 annual pool equipment inspection and opening and winterizing.
Chimney Flue Cleaning– $350 or $20/mo.

Pest control services– $700 or $60/mo.
- Quarterly services for the perimeter of the home

Deep Cleaning Bi-annually– $700 or $60/mo.
- Every 6 months a professional cleaning crew will deep clean the home from top to bottom.

Yard maintenance– $960 or $80/mo.
*1 acre or less, anything more will require a case-by-case quote for the 4-season service package rate

- Setup on a bi-monthly service for 6 months, April-September
- Some months may not require either mowing services while some months may require more, guaranteed 12 services.

Power washing- $350 of $30/mo.
- The exterior of home will be washed, siding, soffit, fascia, and guttering.
- Sidewalks, decks, porches, driveways can be included at an additional cost per homeowner’s request.
Additional Labor “Honey Do” Pre-buy- use or lose- instead of $30/hr. get it at a 25% discount.
Addition hours will be billed out per man hour and is to be paid at time of service or an agreed upon arrangement. If services are rendered and not paid for within 5 days of completion the card on file will be charged the amount provided to the homeowner at the time services were rendered.
Examples of honey do’s covered are:
- Changing out sink, bath, or shower faucets/trim kits or minor repairs, materials will be charged to homeowner, any additional modifications will be charge accordingly.
- Changing out light bulbs
- Changing doorknobs or adjusting doors
- Repair loose siding, not damaged
- Repair or extend downspouts, parts will be charged to homeowner.
- Touch-up painting, paint not provided.
- Minor drywall repair
- Changing out light fixtures, no relocating, or modifications
- Installing mirrors
- Hanging Pictures
- Replace toilet, toilet seat or guts for proper function, parts will be charged to homeowner.
- Hanging curtains or blinds
- Rearranging furniture
- Another item not listed may be a service we provide.
We hold the right to refuse our services to anyone for any reason.
“Homeowner” is defined as the proper and legal owner of the property under contract.
“RR Home Advantage” is a product offered and powered by RR Contracting, LLC based in Lebanon, MO.
